SHOULD I GET A VETERAN HOME LOAN?

The two main reasons for using your eligibility to obtain a VA home loan are because it can save you a great deal of money and it is much easier for you to qualify for one of these loans than a conventional mortgage loan. A VA Home Loan gets you an excellent rate, with no monthly mortgage insurance. Even if you have less than perfect credit you are given a large advantage under this program. In addition, if you can show one year's proof of improving credit, you can secure the same low rates as a good credit score would ensure.

VA Program Options

15 and 30 Year fixed VA loan

The VA 15-30 year fixed loans are fixed rate mortgages which have one rate and one principle & interest payment that does not change through the term of the loan. The 15 year fixed loans are shorter but will always carry a higher payment due to the shorter term. Use our mortgage calculator to figure payments on both terms. A 15 year mortgage lasts 180 months and a 30 year mortgage lasts 360 months.

VA Hybrid ARM

The VA hybrid ARM, or adjustable rate mortgage, provides for an initial fixed interest rate for a period of three or five years, and then adjusts annually after the initial fixed period. The 3/1 and 5/1 VA hybrid ARM products allow a 1% annual interest rate adjustment after the initial fixed interest rate period, and a 5% interest rate cap over the life of the loan. Interest rate adjustments must occur on an annual basis, except for the first adjustment which may take place no sooner than 36 months from the date of the borrower's first mortgage payment on the 3/1 ARM or 60 months from the date of the borrower's first payment on the 5/1 ARM. The loan term is 30 years for either of these loans.
